Advantages of Leasing New Construction

Leasing a unit in a new construction project offers several benefits:

However, it’s important to be aware that new constructions can come with certain risks and challenges.

Potential New Construction Issues

While we strive to make everything perfect, new constructions can sometimes encounter a few hiccups:

  • Internet Availability Delays: There might be delays in setting up internet services. In such cases, we provide temporary hotspot internet access.
  • Amenity Availability Delays: Amenities like pools may not be ready by your move-in date due to construction delays.
  • Construction Quality Issues: Occasionally, there can be issues like building settling or incomplete finishing work.
  • Noise and Construction Mess: Construction sounds and debris might affect your living experience, although we do our best to minimize these disruptions.

Construction Delay Notification

Unexpected delays in construction can affect your move-in date. These delays can sometimes be as long as three months. We rely on the information provided by the builders and sometimes receive very short notice of these delays.

Proration of Rent and Limitations on Remuneration

If a delay occurs, please rest assured that we will prorate your rent charges to reflect your actual move-in date. This means you will only be charged rent from the date you take occupancy of the unit.

However, we want to clarify that, unfortunately, we are not equipped to provide alternative housing arrangements, cover moving costs, storage costs, or offer any other remuneration for expenses you may incur due to the delay.

We generally don't offer concessions or rent discounts for other issues affecting new construction, such as amenities not being available as planned, construction dirt/noise, etc.

Mitigation Options

To mitigate the risk of being without housing, we recommend considering one of the following options:

  • Select an Available Unit: We may have other units available that already have a certificate of occupancy. Choosing one of these units will help ensure you can move in without delay.
  • Flexible Current Housing: Ensure that your current housing provider can accommodate a potential delay in your move-out date. Having this flexibility can help you avoid any inconvenience.

Choosing one of these options may mean missing out on a brand-new unit, but it provides the peace of mind of knowing that most issues have been resolved before you take occupancy.

If you decide to take the risk and lease a unit that is under construction, in the event of a significant delay (more than 4 weeks), we will work with you to either adjust your lease agreement or terminate your lease agreement with minimal fees, as suits your preferences.
